The Villages™ FL Community Development District (CDD)

Bond / Maintenance Payments & Amenities & Taxes Info

The Community Development District (CDD) in The Villages™ comprises two main parts – the Bond and Maintenance Annual Payments. These payments are crucial for financing the development and maintenance of the community.

CDD BOND PAYMENT

The CDD Bond payment covers the initial infrastructure costs required to build the homes and set up the neighborhood. The bond debt assessment reflects each lot’s proportionate share of the cost of building the infrastructure within its District or for which its District has responsibility. Infrastructure includes storm water systems, underground pump stations, water retention areas, curbs, gutters, streetlights, transportation trails, underground piping, etc. Every home in the district has the same bond assessment. The CDD bond is paid with interest over a 30-year period and appears on the real estate taxes. Bonds can be paid off early. Usually, a listing will indicate the bond balance, or not that the bond has been paid in full.

CDD MAINTENANCE PAYMENT

The CDD Maintenance payment is collected annually and continues for the duration of the home’s existence. This amount varies based on the age of the home, with newer homes having higher CDD Maintenance fees. The payment is used to maintain the common areas of The Villages™ Florida, including grass cutting, annual flowers, trees, lights, retention ponds, sewers, and in some areas, road maintenance. It’s essential to note that the CDD Maintenance payment covers the maintenance of the common areas and not any portion of individual home maintenance. The annual fee ranges from $350-600 per year.

AMENITIES FEE

The Amenities fee, currently $195/month for new homeowners, is separate from the CDD payments. It covers access to various recreational facilities such as recreation buildings, pools, tennis and pickleball courts, and executive golf courses. This fee is fixed for the household, not per person, and can be subject to changes tied to the Consumer Price Index (CPI). The Amenities fee amount can also vary based on the original sale date of the house.

REAL ESTATE TAXES

Real Estate Taxes in The Villages™ are affected by various factors. The tax amount the current owner pays is not indicative of the future tax assessment, which will be based on the new sales price after a sale occurs. Real estate companies may list taxes differently on MLS listings, sometimes including or excluding CDD payments. “Florida Homestead”, and other exemptions can lower your annual tax bill.
